The purchase sale of a property starts with the application of a certain number of documents from the seller to ensure the origin and legality of the property:
Among them:
- the recent nota simple of the land registry,
- a copy of the title deed of the property ,
- the last receipt of IBI indicating the catastral value of the property,
- check with the Cadastre that the description matches with the Tittle Deeds and the nota simple ( There is often a mismatch which must be remedied )
- Request a certificate from the estate administrator for the costs and receipts paid on the Community of owners for urban properties .

The costs of the purchase by the buyer and which constitute approximately a 10% of the purchase price are :

- the registration in the land registry and notary costs,
The costs of purchase and sale by the seller are as follows :
- The tax on the increase of value of land in urban nature , called the Municipal Plus Valia ( ask before in the Townhall of Tarifa to know the amount , that is calculated according to the cadastral value and the years of ownership )
- the retention of the 3% in the case of non-resident seller
